Why Newark is in great position to benefit from coming \u2018transportation transformation\u2019"},"content":{"rendered":"<p>By\u00a0Tom Bergeron<\/p>\n<p>The transportation infrastructure in Newark is extensive \u2014 and certainly greater than any other location in the state.\u00a0<a href=\"https:\/\/www.njtransit.com\/\" target=\"_blank\" rel=\"noopener\">New Jersey Transit<\/a>,\u00a0<a href=\"https:\/\/www.amtrak.com\/home.html\" target=\"_blank\" rel=\"noopener\">Amtrak<\/a>\u00a0and the\u00a0<a href=\"http:\/\/www.panynj.gov\/path\/\" target=\"_blank\" rel=\"noopener\">PATH<\/a>\u00a0all go through Newark Penn Station. And then there\u2019s the fact that the city has the state\u2019s largest bus depot \u2014 not to mention numerous roads for those who want to drive in for work.<\/p>\n<p>All of this was mentioned last week during a panel discussion, \u201cRising, the Newark Office Market Story,\u201d which was sponsored by\u00a0<a href=\"https:\/\/www.cbre.us\/\" target=\"_blank\" rel=\"noopener\">CBRE<\/a>.<\/p>\n<p>And, while all of this has helped Newark\u2019s rise as an office destination, it doesn\u2019t illustrate what the panelists said is the city\u2019s best transportation asset moving forward: The fact that it is ahead of the curve when it comes to the expected explosion of the use of driverless cars and ride-sharing.<\/p>\n<p>So said Jeremy Neuer, a CBRE senior vice president.<\/p>\n<p>\u201cThe city is really poised for transformation from a transportation perspective,\u201d he said.<\/p>\n<p>\u201cThe city is poised to really change, more than any of other markets, when you talk about driverless cars or ride-sharing,\u00a0Uber(and)\u00a0Lyft. I think Uber\u2019s stats say 75 percent of all rides start or stop at a mode of transportation.\u201d<\/p>\n<p>That fact has big impact, Neuer said.<\/p>\n<p>\u201cIf we keep going in that direction, parking will become less of an issue, cost of parking will become less of an issue,\u201d he said. \u201cPeople will come here in different ways. We\u2019ll see people using an Uber pool coming from the suburbs not worrying about where to park and how much it\u2019s going to cost \u2014 and, once you take the driver out of Uber, the cost goes down.\u201d<\/p>\n<p>Jeff Babikian, an executive vice president at CBRE, said he is seeing businesses preparing for this trend.<\/p>\n<p>\u201cAll (developers) are conceptualizing drop-offs,\u201d he said. \u201cIt used to be executive limo drop-off areas, now it\u2019s Uber drop-offs in front of these office buildings.<\/p>\n<p>\u201cIt\u2019s not here, but it\u2019s just about here.\u201d<\/p>\n<p>Babikian said Newark has an advantage over other cities because so much of the city is being redeveloped and is not locked into real estate, as is the case in many other big cities.<\/p>\n<p>It\u2019s just one of the transportation advantages he said he sees the city as having.<\/p>\n<p>The bigger one right now? Being able to draw from such a large group of potential employees \u2014 and giving them the ability to either drive in or take public transportation.<\/p>\n<p>\u201cIf you look at concentric circles and ask, \u2018When do I lose my employees \u2014 how far will somebody drive to work?\u2019 The answer really is, \u2018If you want to be in New Jersey, anything over 40 minutes, you\u2019re going to lose them,\u2019\u201d he said.<\/p>\n<p>\u201cThe ability to drive and take the train was attractive on two levels. (Newark is) one of the few markets in the state where you can park and still rely on mass transportation. There\u2019s really nowhere else in the state that has the type of setup, other than maybe MetroPark.\u201d<\/p>\n<p>Babikian said companies are recognizing that this ability allows Newark to draw millennials who may want to live in the more trendy areas of Hoboken and Jersey City, too.<\/p>\n<p>\u201cIt allows (companies) to say, \u2018I\u2019ll minimize my attrition if I move here, but, more importantly, I\u2019ll be able to attract (the next generation),\u201d he said.<\/p>\n<p>Neuer said Newark\u2019s transportation infrastructure also is beneficial to millennials who choose to live in Newark and work in New York City for the simple reason that the PATH starts in Newark.<\/p>\n<p>\u201cIf you live in Jersey City and try to get on the PATH train to go to New York City, sometimes two, three, four PATH trains have to pass by before you can actually get into the door,\u201d he said. \u201cIf you live in Harrison and Newark, you don\u2019t have to wait because this is where PATH starts. Newark doesn\u2019t have that problem. You can get on the PATH and get a seat.\u201d<\/p>\n<p>Aisha Glover, the CEO and president of the\u00a0<a href=\"http:\/\/www.newarkcedc.org\/\" target=\"_blank\" rel=\"noopener\">Newark Community Economic Development Corp.<\/a>, agreed with all of the above.<\/p>\n<p>But then said she\u2019s hoping for more.<\/p>\n<p>Glover said she\u2019s excited about the influx of residential properties coming to the city \u2014 more than 1,500 units have come on line in the past five years and approximately the same amount is in the pipeline \u2014 and feels this housing will help Newark create the work-live-play environment it\u2019s desires.<\/p>\n<p>\u201cThat thinking of, \u2018How do we continue to just get people into Manhattan?\u2019\u00a0 is finally turning a corner where the desire to live and work in the same place is undeniable,\u201d she said. \u201cIf we can \u2026 continue to create this environment in the city of Newark, some of those concerns of, \u2018Will I be able to make this train?\u2019 actually won\u2019t even matter.<\/p>\n<p>\u201cWe have more and more corporations coming into Newark and we have this live-work environment with more and more amenities coming into the picture, where finally, we\u2019ll be able to create that kind of all-inclusive environment that we want right here in the city.\u201d<\/p>\n","protected":false},"excerpt":{"rendered":"<p>By\u00a0Tom Bergeron The transportation infrastructure in Newark is extensive \u2014 and certainly greater than any other location in the state.\u00a0New Jersey Transit,\u00a0Amtrak\u00a0and the\u00a0PATH\u00a0all go through Newark Penn Station.
