It\u2019s one of 20 cities competing as finalists for the\u00a0<strong>Amazon HQ2<\/strong>\u00a0office development that could bring thousands of new jobs to the city (which is already home to Amazon\u2019s\u00a0<strong>Audible.com<\/strong>\u00a0audio book division).<\/p>\n<p>Brokers promoting Newark as a site for corporate redevelopment\/relocation point to the city\u2019s rich transportation infrastructure as a plus for a globalized workforce that needs to get to and from other places easily.<\/p>\n<p>At a recent\u00a0<strong>CBRE<\/strong>\u00a0seminar, \u201cRising: The Newark Office Market Story,\u201d\u00a0<strong>Jeff Hipschman,\u00a0<\/strong>senior managing director, pointed out the confluence of transportation options centered on Newark.<\/p>\n<p>\u201cOne thing that Newark has never lacked is transportation infrastructure,\u201d Hipschmann says. \u201c<strong>Penn Station,<\/strong>\u00a0<strong>Broad Street Station,<\/strong>\u00a0<strong>Amtrak,<\/strong>\u00a0<strong>New Jersey<\/strong>\u00a0transit rail. The state\u2019s largest bus depot. The Path, the Newark subway and light rail.\u00a0<strong>Newark Liberty International Airport\u00a0<\/strong>is one of the nation\u2019s busiest, with over 43 million passengers in 2017 and $2.7 billion in improvements underway, creating 23,000 construction jobs and $4.6 billion in economic activity.\u201d<\/p>\n<p>But another key piece of the Newark picture that gets less attention\u2014because it is part of the plumbing rather than the skyline\u2014is Newark\u2019s extensive data infrastructure.<\/p>\n<p>Newark has made a significant investment in data connectivity, recognizing that the ability of companies to move large quantities of data quickly gives a city a competitive advantage over its rivals. Over the past two decades, telecom and data companies have been digging in Newark, mainly because it is close to New York City, which is a big user of data \u201cpipes.\u201d<\/p>\n<figure id=\"attachment_6021\"><a class=\"article-image-link\" href=\"https:\/\/images.globest.com\/contrib\/content\/uploads\/sites\/308\/2018\/07\/Data-Infrastructure-Page_11-616x372.jpg\"><img loading=\"lazy\" class=\"size-full wp-image-6021 img-responsive\" src=\"https:\/\/images.globest.com\/contrib\/content\/uploads\/sites\/308\/2018\/07\/Data-Infrastructure-Page_11-616x372.jpg\" alt=\"Data infrastructure in downtown Newark, showing backbone carriers (Source: CBRE)\" width=\"616\" height=\"372\" \/><\/a><\/p>\n<h6 class=\"caption\"><em>Data infrastructure in downtown Newark, showing backbone carriers (Source: CBRE)<\/em><\/h6>\n<\/figure>\n<p>The Newark data infrastructure now is the envy of many locations around the country, featuring 10 gigabit-per-second speed, one of the fastest urban data networks. The new owners of the\u00a0<strong>Gateway<\/strong>\u00a0office complex in downtown Newark have connected the buildings to this fiber optic speedway, making the aging (but renovated) property more attractive to modern office tenants who are shipping pixels instead of boxes.<\/p>\n<p>At the core of Newark\u2019s data success story is a nondescript building a few blocks from\u00a0<strong>Newark Penn Station<\/strong>, the main transit terminal in the city.\u00a0<strong>165 Halsey<\/strong>, named for its street address, is the gathering point for as many as 60 data communications companies offering Internet connections throughout northern New Jersey.<\/p>\n<figure id=\"attachment_6023\"><a class=\"article-image-link\" href=\"https:\/\/images.globest.com\/contrib\/content\/uploads\/sites\/308\/2018\/07\/CBRE-Rising-Newark-Panel-02-616x372.jpg\"><img loading=\"lazy\" class=\"size-full wp-image-6023 img-responsive\" src=\"https:\/\/images.globest.com\/contrib\/content\/uploads\/sites\/308\/2018\/07\/CBRE-Rising-Newark-Panel-02-616x372.jpg\" alt=\"Panelists at the CBRE RIsing: The Newark Office Story panel, from left: Jeff Babikian, executive vice president; Jonathan Meisel, senior vice president; and Jeremy Neuer, executive vice president, all with CBRE\" width=\"616\" height=\"372\" \/><\/a><\/p>\n<h6 class=\"caption\"><em>Panelists at the CBRE RIsing: The Newark Office Story panel, from left: Jeff Babikian, executive vice president; Jonathan Meisel, senior vice president; and Jeremy Neuer, executive vice president, all with CBRE.\u00a0(StateBroadcastNews.com photo\/Steve Lubetkin)<\/em><\/h6>\n<\/figure>\n<p>Billing itself as a \u201cdata center\/colocation\/telecom carrier hotel,\u201d\u00a0<strong>165 Halsey<\/strong>\u00a0has 1.2 million square feet of space fitted out with fiber optic cables, routers, networking gear and computer servers, providing linkages to major communications providers like\u00a0<strong>AT&amp;T, Amazon Web Services, Verizon, British Telecom, Level 3, Sungard<\/strong>, and dozens of other providers.<\/p>\n<p>\u201cIt allows them to get a speed of connectivity that quite frankly just doesn\u2019t exist anywhere else, at a fraction of the cost that they would pay if they could get it somewhere,\u201d says\u00a0<strong>Kevin Collins<\/strong>, managing director of asset services and finance for\u00a0<strong>C &amp; K Properties<\/strong>, owner of\u00a0<strong>2 Gateway<\/strong>. \u201cNewark has absolutely cast its lot to identify itself as an emerging technology hub, and it has made a tremendous difference.\u201d<\/p>\n<p>The\u00a0<strong>Gateway\u00a0<\/strong>complex has taken full advantage of the bandwidth, according to Dudley Ryan, senior vice president with CBRE.<\/p>\n<p>\u201cWe are one of those three triangulation points of the Newark \u201cFirebolt\u201d Wi-Fi network,\u201d\u00a0<strong>Ryan tells GlobeSt.com<\/strong>\u00a0in an exclusive interview. \u201cWe worked with the city to get them off the ground, build the fiber spine in the building and allow the city to attach their Wi-Fi equipment to it. And as part of that, we created the infrastructure that allowed us to then become the first building hooked up to the new fibre network, which allows up to 10 gigabits per second of connectivity to the desktop. We saw it as a huge inducement for tenants of all kinds, because it allows them to get a speed of connectivity that, quite frankly, just doesn\u2019t exist anywhere else, at a fraction of the cost that they would pay\u2014if they could get it somewhere else.\u201d<\/p>\n<p>Newark has anticipated future bandwidth demands as well, burying empty fiber optic conduits and miles of \u201cdark fiber,\u201d unused cable that will wait until needed for future business expansion.<\/p>\n<p>\u201cThe dark fiber that is here is the absolute primary reason why a company like\u00a0<strong>Audible<\/strong>\u00a0is located in Newark,\u201d says\u00a0<strong>Collins<\/strong>. \u201cIt\u2019s certainly a huge consideration for a company like\u00a0<strong>Amazon<\/strong>\u00a0or any of the companies that we think of as \u2018big tech\u2019.\u201d<\/p>\n<p><strong>Collins<\/strong>\u00a0points out that Newark has always been at the crossroads of American history and technology. International telephone and telegraph lines converged in Newark at pretty much the same corner of Broad and Market Streets where covered wagons and trading posts had, in an earlier age, organized the western expansion.<\/p>\n<p>\u201cThe key message is really Newark is on the rise,\u201d says\u00a0<strong>Aisha Glover<\/strong>, president of\u00a0<strong>Newark Community Economic Development<\/strong>. \u201cBeing shortlisted by\u00a0<strong>Amazon<\/strong>\u00a0has had a significant impact over over the last six months.\u00a0And I think also, the corporate investments, you know, there have been major projects announced, so I think that always piques folks\u2019 interest, like, \u2018wait, is there something I\u2019m missing out on?\u2019\u201d<\/p>\n<p>With\u00a0<strong>Thomas Edison<\/strong>\u00a0inventing light bulbs and talking machines in nearby Menlo Park and\u00a0<strong>Bell Labs<\/strong>\u00a0locating engineers for the\u00a0<strong>AT&amp;T<\/strong>\u00a0long distance network in Newark, it seems only fitting that the city should have a tech revival in the Internet age.<\/p>\n<p>\u201cIt is now cool to talk about the fiber and the bandwidth and all that kind of stuff as the technological infrastructure,\u201d says\u00a0<strong>Collins<\/strong>, \u201cbut it\u2019s always been here, and whether it\u2019s been rails or the highway network, or the port or the airport, technology has always been what has driven Newark\u2019s economy.\u201d<\/p>\n<p>&nbsp;<\/p>\n<\/div>\n<\/div>\n","protected":false},"excerpt":{"rendered":"<p>BY\u00a0Steve Lubetkin The Newark data infrastructure now is the envy of many locations around the country, featuring 10 gigabit-per-second speed, one of the fastest urban data networks.
